How much commission do you charge to market and sell a property?LukeLimProperty charge a standard 2% commission+GST for sales. Nothing more. And it's payable only when the deal is sealed. We will undertake all marketing costs like professional photography, videography, 3D plans, portals fees, social media marketing, home staging etc. In short, all the risks are on us! And it goes before and beyond the sales! We are the dedicated project manager/advisor, and work with competent bankers, lawfirms and partners to make sure everything are in order for you!

Do I have to appoint your team before the initial consultation? Is it chargeable?The consultation is free-of-charge and non-obligatory. Why it is so? Why do we do that? In this day and age, you would have seen a lot of advertisements enticing homeowners to upgrade to a bigger flat, to sell one and buy two, to do 99/1 ownership, to decouple and the list goes on. A lot of homeowners start to believe that it is the natural next step to take. And this is concreted by their many friends who had done that. But everyone have different aspiration. Different financial goals. Different liabilities. One man's meat can be another man's poison. And we have seen numerous cases of homeowners in difficult situation due to the steps they took. That's why we want to have this consultation to understand you and your needs, to propose options, and most importantly to cover your blind spots. You have placed your trust in us to market your biggest asset and we will definitely invest in it to deliver the best. We value transparency in our business. So to put it simply, these are upfront investment and present some business risk for us. While we undertake all marketing costs like professional photography, videography, 3D plans, portals fees, social media marketing, home staging etc, our commission will only be payable when the deal is sealed. That's why it will only be viable for us to operate well through a mutually committed appointment by our clients. Some sellers prefer non exclusive appointment to create competitions amongst agents to fight for the best price. However from a business perspective, few agents will dare to commit extra money and resources into a listing they share with many others. And it is also harder for us to fight for the best price for you when another agent is trying hard to persuade you to take a lower offer. Automated Resale Profiling System (ARPS) - Profile top 3 choices, analyse quality, entry price and exit plans, final verdict. Negotiations - Statistical research based on unit, strategical positioning (avoid overpaying yet avoid being outbid. Post Closing - Plan and monitor timeline, request for valuation, submission to HDB, secure loan, liaise with lawfirm (for bank loan), subsequent payment timeline, and guidance until takeover.
